Standards
FOUNDATION
The foundation will be poured concrete @ 3000 psi a 10” wall 8 feet high. Garage will be a frost wall Concrete floors will be 4” thick in basement @3000 psi, Concrete slab in garage will be @ 4000 psi with fiber mesh. Foundation set with quick release aluminium forms. Foundation will be sealed by code with tar and tie holes will be sealed.
MASONRY
Front main entrance walk way to front door will be brick pavers and garage floor will consist of concrete unless upgraded to aggregate stone. All driveways will consist of brick pavers.
SERVICE AND UTILITIES
Contractor will provide excavation of water ,electric, National Grid for Gas, telephone and cable service. Water will be town water installed per code. Home owner is responsible for obtaining service from local providers. Electrical spec 200amp with circuit panel with underground electric, telephone and cable television; wiring for 5 telephone jacks and 5 cable television receptacles; recessed lights (one in shower); 3 nutone exhaust fan- light units. Wiring of 5 closet lights; wiring for refrigerator, microwave, dishwasher, range, washer and dryer; one doorbell with front and rear buttons; wiring for 4 outside lights; 2 outside receptacles; garage door openers. Lighting allowance $2,000.00. Structural steel-provide steel columns per plan or as required by design.
ROUGH CARPENTRY
Frame pressure treated sill, 2x6 walls, (specified by span) floors, ceiling per plan loads, and 1/2“ pine plywood walls. Roof 5/8” fir plywood. Floors set with 3/4“ T&G and groove glued and nailed. 1/2” subfloors for tile areas. Note: MCS will make all standard height 1st floor ceiling 9’ and 8+’ on the second floor. Siding 6” cedar clapboard (factory primed) rustics 4” reveal and primed pine trim all exterior siding nailed with stainless steel nails. Deck pressure treated frame with cedar handrails and fir decking. Patios will be brick pavers.
ROOFING
30 yr. Architectural Asphalt material, ice and water shield 3’ up entire roof edge and valleys to protect from ice damage full felt layer under also provide full flashing by code. Client will pick color for material from standard color chart. Contractor price includes gutters client may choose color.
DOORS AND WINDOWS
Anderson 400 series double hung or casement insulated
windows installed per plan includes screens for all units.
FINISH TRIM
Pine trim 51/2 base 31/2 trim picture frame windows with sill plate, solid masonite 6 panel doors, stairs; plywood steps basement entry and garage Oak stairs from first floor to second floor. Handrail red oak with poplar balusters. Door set schlage lock set sets.
FLOORING
Hardwood floor: First floor Formal Dining room( 3 ¼ red oak with 1 sealer and 2 coats of poly)
Living Room, Dining Room, Loft, Kitchen and Foyer and upstairs main hall will be hardwood Bedrooms will be carpet
Tile floors : full baths and laundry area.
Carpeting builders samples. Tile floor allowance from builders samples material. Labor is included for ceramic tile floor.
2nd floor Master bath Marble shower and floors.
BLUEBOARD AND PLASTER
Walls 1/2 “ blueboard and plaster smooth walls, skip trowel cathedral ceilings, smooth finish all first and second floor rooms ceilings, utility and garage skip trowel finish. Ceiling in garage under living space 5/8 by code. (Unical or equivalent plaster)
PAINTING
Interior painting 1 primer coat sprayed (tinted to color of finish) 2nd coat finish rolled. Interior ceiling will be spray painted. New wood will be primed and nail holes filled and sanded with 2 coats of finish California or Benjamin Moore paint Gloss white on trim, Walls up to 4 color change by client. Wall finish will be flat finish. Exterior wood factory primed with oil base primer and 2 coats of finish latex stain. Exterior Trim primed and two coats of finish.
HEATING/PLUMBING/AC
One Gas direct vent, FHA, 50 gal DHW or equivalent. All waste pipe and drains PVC. Systems will be vented and coils installed with Condenser units. Provide 2 sill cocks outside. Air conditioning compressors will be place on pads by code.
BATH ROOMS
Kohler toilet, Double vanity with granite from builders samples. Additional Full baths include cast iron tub, 1/2 bath vanity from builders samples or pedestal sink and Kohler toilet. Faucets to be Kohler from builders samples. Each bath will have installed a mirror over each vanity. Kohler toilets. All the above will be from Builder samples. All showers will include tile and 2nd floor master will feature a marble shower.
KITCHEN
To be from builders samples Dynasty cabinets. Appliances Range, Microwave, Dishwasher and Refrigerator will be GE Café stainless steel.
